Living in Laugharne

Most people who buy here choose the town first and the house second. Laugharne is a working Welsh township with a long memory — its own rhythms, its own language, its own people — and it has been folding newcomers in for a very long time. Welsh is spoken here and heard daily; nobody expects you to arrive fluent, but the effort to learn a few words is noticed, and it is welcomed. Come to join in rather than to change things and you will find the welcome is genuine, and offered to neighbours rather than to visitors.

The place. Laugharne sits where the River Tâf opens into Carmarthen Bay. The estuary is the view and the weather both — tide in, tide out, birds working the mud, light that changes by the hour. Laugharne Castle stands above the foreshore, and the walk along the water brings you to the Boathouse, where Dylan Thomas lived and wrote, his writing shed still perched on the cliff path above it. The Wales Coast Path runs straight through the town, and Pendine’s seven miles of sand are a few minutes west.

Everything within walking distance. From Clôs Hugdon you can walk to all of it — the convenience store, the delicatessen, the chemist, the doctor’s surgery, the cafes, the pubs, the restaurants and the hotels. It is the reason buyers at this stage of life tell us they wanted a town rather than a lane: nothing about daily life here depends on getting in the car.

Near, not remote. Carmarthen is about 12 miles up the road — roughly 25 minutes — and carries the bigger shops, the mainline railway station, Glangwili (West Wales General) hospital and Trinity Saint David. The M4 is around 32 miles, close to three quarters of an hour, and Swansea about an hour. Far enough that the estuary stays quiet; close enough that the hospital, the station and the motorway are an easy morning.

Connected. Clôs Hugdon has full fibre broadband — fibre the whole way to the house, not fibre to a cabinet and copper the rest of the way. Working from home, video calls with family and streaming all hold up, which is the practical thing that makes a coastal town workable year round rather than just in summer.

Ways in. This is the part that decides whether a move works. The community hall has something on most days — pilates, yoga, the historical society, the Corran choir, the WI. There is a rugby club spanning every age group and a cricket club playing in the Pembrokeshire League. The Wales Coast Path and Pendine’s seven miles of sand bring walkers, riders and swimmers together all year. In our experience the people who join one thing in their first few months are the people who stop feeling new — and Laugharne gives you plenty of doors to walk through.

About these images — and your kitchen
The images on this page are computer-generated, not photographs of finished homes. They show the house type and layout, not the final fittings.

Your kitchen and flooring are yours to choose. We deliberately don't finish a home before it is reserved — once you reserve, you choose your own kitchen and carpets from our supplier, within a generous allowance included in the price. The kitchen you see here is one example, not what you get.

All images are for illustrative purposes only and are intended to convey the concept and vision for the development. They are for guidance only, may alter as work progresses and do not necessarily represent a true and accurate depiction of the finished product and specification may vary. All images and dimensions are not intended to form part of any contract or warranty.

If Clôs Hugdon will be your home
Two things come up often with buyers moving into Wales. The council tax premium that Welsh councils are able to charge on second homes, and the higher rates of Land Transaction Tax that apply to additional properties, are both aimed at additional homes — not at the one you live in. If Clôs Hugdon is your main residence, neither applies: you pay standard council tax and the standard rates of Land Transaction Tax, the same as any other main home. Your solicitor will confirm your position as part of the conveyancing.
